Roof

  • The roof was replaced in February 2022 by Blue Star Roofing and Gutters (425 455-5881 bluestarroofing.com) with Certainteed Landmark Composition shingles that come with a transferable (from us to the first subsequent owner) warrantee (see paperwork in New Owner file).

 

Covered Gutters

  • Replaced by Blue Star Roofing and Gutters Feb 2022 

 

Bathroom Heated Floor

  • Heated "Warmwire" bathroom floor was installed 2010 and is controlled by thermostat on the bathroom wall -- see New Owners file.

Jetted Tub

  • The jetted tub has not needed maintenance since installation in 2010. However, if it is necessary to get to the mechanics, you should slice the seams around the 4 tiles and 2 half tiles on the front, left, bottom portion of the tub wall and unscrew the brass bolts with an allen wrench.

Lights over fireplace

  • These do not have an on/off switch. Therefore we inserted remote control lights from ColorDuo. (Remote should be on mantle)

Outdoor String Lights

  • Bulbs: E12 10-watt clear globes (candelabra base) 
  • Outdoor lights are strung from the outlet at the back of the house around the back and side perimeters of the house, primarily in the laurel.
  • If used, be cautious about snipping wires while trimming laurel
  • We found that having all bulbs on at once would sometimes be too much for the circuit, so we only used the back and east side portions 

 


Backyard Pond

Caution! - The flagstone overlapping the edges  of the pond is not very think and edges can be broken off if people step on the very edge of the pond (hence the larger rocks surrounding the edge).

Maintenance

  • Pond services are of course available if you do not wish to do this yourself -- we have used Reflections Pond Care in Bellevue several times and were happy with their pond cleaning services. Unfortunately pond supply businesses tend to go out of business a lot. As of 2022, the folks at Waterfall Pond Supply in Mt. Vernon have been helpful. Falling Water Gardens in Monroe also does some cleaning and services and sells fish and patch kits.
  • Keep the pond as free of debris as possible (use the fish net and then finer fish net)
  • Power - The power is provided by the orange power cord plugged into the back of the house outlet, and which goes under the sidewalk (through conduit) and back up near the tall juniper trees, running along the west side of the pond to the pump. It has a push button power control near the pump for easier turning on and off. (This also had a remote, but we never used it and have lost it.)
  • Filter Cleaning - The filter in the pond at the end of the hose near the front/bottom of the pond will still probably get clogged, and need cleaning.
  • Restarting the waterfall 
    • The waterfall will probably need to be primed to restart.
    • Grab the intake pipe with the filter off and run the garden hose inside it, blocking the rest of the opening of the hose with your hand to force water up through the pump and eventually out and down the waterfall. Let the water from the hose run down the waterfall for several seconds before removing hose, screwing the cleaned/new filter on the end, and then hitting the power button on the northwest corner of the pond. 
  • Racoons - Racoons are occasional visitors to the pond and will devour aquatic plants and try to get fish. Fish are pretty safe is pond is reasonably full (they can  hide under waterfall rocks)
    • I've tried all kinds of recommended defenses against racoons but eventually conceded 
    • Beware of buying expensive aquatic plants, which racoons will shred. If you do buy some, put them in a deeper part of the pond away from the "steps" near the edge. 
  • Winter -  If you have goldfish and koi, these are pretty hardy, and will probably surprise you in spring when you thought none made it through the winter. You can improve their odds by making sure you always chop holes in the ice when it freezes over to provide oxygen. They can survive fine without feeding, but feeding will increase growth, of course. Do not feed fish once it turns cold as their bodies go into a sort of hibernation mode and feeding could kill them.
  • Pump - The pump is a Sequence 1000 Model M0960, .33/.25/.17/.12 HP, 1.5" inlet, 1.5" discharge, 4500SEQ21 (4,500 GPH)
  • Patching -  If someone/something pokes a hole in the liner, the water will seep out fairly rapidly to the level of the hole. Patch kits are readily available at Amazon or places like Falling Water Gardens and other outdoor pond supplies.
  • Barrel filter - The large barrel filter behind the pond has need very little maintenance. You will want to occasionally scoop fallen leaves off the top, and if you replace the pump or adjust water volume you will want to make sure the water flow is adjusted so that the portion of water going into the barrel has a steady flow but does not fill so fast that the barrel overflows at the edges. 
  • Basket - Ideally you should grease the O-Ring on the lid of the basket going into the pump about once a year (I was not good at this.)  You should definitely check and clean the basket a couple times a year (with pump off, unscrew the top, lift out the basket, and spray debris off with hose)

 

Basement Pond

Caution! - The plumbing of the pond waterfall and exterior filter is a little touchy. Take care if you move it.

Stats:

  • Pond water = 225 gallons, 30 cubic feet, 23" deep, 18 sq ft. surface area 
  • 23" deep x 64" wide x 40" wide = 58,880 sq inches = 34 sq ft. 
  • Minus stand for foundtain 20" deep x 22" wide x 16" long = 7,040 sq inches = 4 sq ft. 
  • Pump = 750 gph (Teton Dynamics XR750), purchased from Oasis Water Gardens 5/18/2011, 3-year warranty 
  • 4" Cal Pump Pump Screen    Franklin Foam Pre Filter 6x6x4.4 ?

Maintenance

  • The level of maintenance will depend on whether you have fish in the pond or not. Fish have done very well in the pond, but they will require cleaning the filter occasionally, cleaning the underwater light covers occasionally, and making sure the fountain is never off for long periods of time (they need the oxygen from the water movement).
  • Pump and plumbing - Not counting the in-water filter, the pump has needed zero maintenance. If the flow to the fountain is low, you probably need to clean the filter: Unplug the fountain, reach into the right side of the pond, and pull off the foam filter. Rinse it clean in the sink, replace, and plug fountain back in. If you need new foam filters, you can get them here: Franklin Foam Pre Filter 
  • Pond Lights
    • If you have fish, the covers to the lights will eventually get covered with a later of gunk. Just pull them out of the water and scrub with scrub brush.
    • To install the new bulb, unplug the transformer, and dry off the light. Unscrew the 4 phillips screws holding down the glass lens and cover. Pull out the lamp reflector assembly. Disconnect the white ceramic wire connector from the back of lamp assembly. Connect the new lamp and gently insert into housing. Clean the glass lens and reseat over "o" ring water seal. Place cover over glass and uniformly tighten the four screws. The cover must be tightened until it meets the housing to be water tight.
